Assalamu Alaikum Waramatullah Wabarakatu. I committed adultery with my neighbor's wife. Can I ask for forgiveness from my husband first or can I ask for forgiveness from Allah and repent with sincere repentance? Which one should I do please? I regret my actions.

All praise is due to Allah, Lord of the worlds. I bear witness that there is none worthy of worship but Allah, and that Muhammad, may God bless him and grant him peace, is His servant and Messenger.
There is no doubt that you have committed a great sin which is double in ugliness and heinousness, for adultery itself is a great sin and committing it with your neighbor's wife is even more heinous and serious. As the hadith states, "It is less serious for a man to commit adultery with ten women than to commit adultery with his neighbor's wife." Narrated by al-Bukhari (al-Adab al-Mufarad) and Imam Ahmad (al-Musnad). Also, the hadith of Ibn Ibn Mas'ud in Al-Bukhari and Muslim: "I asked the Messenger of Allah, may God bless him and grant him peace, "Which sin is the greatest?" He said: "You associate with Allah when He created you. I said: "What then?" He said: "You will kill your child so that he does not share your food with you." I said: "What next?" He said: You commit adultery with your neighbor's wife. [Al-Bukhari and Muslim]
And do not tell her husband what you have done with his wife, because telling him may cause great harm. The opinion we at Islamweb accept is that a man who repents of committing adultery with a married woman does not need to tell her husband, and her husband does not need to ask for forgiveness, but rather to repent and decide not to do it. Commit adultery again, and expose the nanny or that woman. A hadith says: "Avoid these filthy practices which Allah the Exalted has forbiddenWhoever does any of these, let him hide in the highest veil of Allah (i.e. not speak about it) and repent to Allah Almighty, for whoever reveals his secret sins (to us), then We will. [Muslim] We advise you to pray to Allah. Strive to be more forgiving and ready for righteous deeds on the Day when you will be judged before Allah Almighty. A hadith says “the first two opponents on the Day of Judgment will be two neighbors” [Ahmad and At-Tabarani]. Explaining this hadith, the scholars said: It means that the first two opponents will be judged on the Day of Resurrection. Doomsday Two neighbours, one of them harmed the other. It emphasizes the right of the neighborhood, which Sharia urges to take care of.
